Don’t pay property tax on time in Delhi. Every year government will organise campaign to collect old Property Tax on discounted rates.

That’s arranged in every metro.
The catch is discount is on penalty and not on the tax amount itself.
E.g. 5000 original tax
Penalty for non payment on time = 2% per month (24% annual)
Let’s say you delay payment for 6 months,
Amount due = 5000+ 600 = 5600
Now they offer from 20-50% discount on payment in such campaigns on penalty.
Amount due= 5000 + 300 = 5300
So, you actually end up paying 6% more (5300 instead of 5000)
Also, it’s risky to wait as they don’t organize campaign every year and it can be once in two years or more.
Thus this can end up being
5000 + 900 = 5900 after 18 months even with 50% discount on penalty.

The bottom line is they cannot come up with any campaign that offers lesser tax to be paid for late payers than the one who pay on time.
