I know it's not fair to compare with global prices but Indian units of pro series are way too overpriced.

Theres a way to figure out from serial no if the device is new or refurbished. You may want to check that once

There is no culture of discount in US and Canada. IPhone and other gadgets sell at MRP throughout the year plus 10% tax makes it more costly.
These Dubai units are imported pieces which do not carry any warranty. IPhones are ordered in bulk so the shop is able to get more margin and fluctuates the price according to demand and supply but US variant has least demand due to tourists from Non US countries where eSim is not popular.
That’s why US variant which used to be the costliest model till previous year now selling at the least price.
