Hello, Dimers !!

I am seeking advice on leveraging the resources available online and/or offline for building a new house from scratch. Assume I have no prior knowledge of the same and please share if anyone of you knows such resources and themselves have used.

I’m looking for,
1. Someone who can make a floor plan, multiple scenarios.
2. Someone who can make a 3D Model of the floor plan.
3. Cost estimation and time estimation.
4. Possible network of suppliers of the goods and services needed.

All this at the best price possible and region is Patna, Bihar.

They usually have a escrow account where in money is kept after payment..upon validation it is released to the freelancer…
Usually people dont cheat because it effects there ratings which is most essential to get future works

Contract can be both upfront payment, weekly payments based on timesheet, or paid later

There is a dispute system at both ends. Payment can also be done via several milestones. For example If a client hire for a project worth 1000$ he can create multiple milestones & released it as the work progresses.

Visit an architect , contractor in your area .

Scratching here won’t be any worth , as it totally depends on the place of construction , availability of labour, materials , topography , rules and regulations , environmental factors , etc etc etc etc ……..

Well, I understand your perspective, but What I am looking for is generic and does not depend on the region. (first 3 pointers).

Hope a lot of people might have been through the process of building their Dream Homes. Just need those bits and bytes of their advice.

A decent architect will charge Rs 6-8 / Sq Feet for floor planning.

Don’t jump into a plan directly.

Look at a few houses – you will like some parts better across these.. now visualise your plot shape (length & width), which side is it facing..

Take a few sheets of paper n draw the boxes (which room where) with approx sizes. Use a scale to measure accurately.. you will decide this based on the layout of the houses you have liked.. and which your family member’s appreciate as well.. shouldn’t be difficult for you to do it and importantly your thoughts get reflected in that layout..

Coming to 3d models, you can make the above layouts on your computer using some software like 3d archtect.. you can visually see how it appears with placement of sofas, beds etc as well with these software urself.. do read a bit abt common sense vastu n implement the same.

Once you have a good visibility of what you want in your house, approach an architect for the official plan drafting, design considerations (strucgual aspects), regulations etc..

If you don’t know to use a CAD software use the below link to create your own rough sketches. Consult a Vastu chart on google (if you believe in it) and make plans as per your needs/likings.

I guess you are constructing for own living so you would need front elevation so an architect would be required (I guess they charge 20-30/sqft for basic designs, a civil engineer who would not be good at architectural designs and only provides basic plans would charge 5-10/sqft)). I am constructing a G+3 for rental only so I didn’t need a lot of front elevation/architectural design (I myself created multiple plans using a CAD software till I could settle on one) so I have hired a good structural engineer. He has agreed to consult for 40k (here in Bangalore) to provide structural drawings, physicals visits during marking, footing and 4 roof steel/concrete work.

I have given the labour contract at 250/sqft to the same guy who constructed our house and he is kind of good in construction (without cutting corners which a lot of them do). Beware that contractors try to get a lot from your during the initial construction itself and later might say it isn’t working out for them (they might not even complete the work if you don’t pay them extra). The basic construction with framing, walls and roofing takes 40-50% of the planned budget. You will need another 50% for finishing your construction.

Since I haven’t given a full contract I don’t have to worry about material quality. If you are giving out full contract make sure to visit his other projects and see the quality of construction. Even then you would have to be careful to make sure they use the right quality for construction.

Most of them are out there to maximise profits at the cost of quality. Make sure you don’t handover a lot of money at the start because most of it is required towards the end. Sure it is better to maintain a good relationship but remember you are the boss not the contractor. Don’t hesitate to be tough when you don’t like something or has been done the way you wanted. Ask them to redo things that can be done. It’s just business.

Yes. Many dimers add contribution here according to their field of work and makes this community stronger day by day blush. I can’t help you but hope someone will guide or help you and this thread will help many others in future.
