One of My Friend from Gujarat Aged 35 earns Up to 20 Lakhs ; Took Loan of 50 Lakhs 

Both Couple are Working and Loan Tenure is 30 years 

EMI:-1Lac/ Month

Sorry its Rs.39,335...  not 1L

Will end up paying Rs.1,41,60,607 Cr

A Bad Decision

Covid me 2 2bhks uthaye the almost 96 lakh ke one 42 and another 54.

Fetching 78k rent from them total and khud main rent pe hu 30k me.

EMI total - 80k loan left 24 lakh

Nunbers are very off

For 50L and 30yrs tenure, 1L emi is impossible

EMI must be under 45k

Other point/suggestion

Try to reduce tenure as short as possible (under 10yr if possible)

EMI can go upto 40% of monthly income

This will reduce 1.4cr to under 1cr easily

50L for 30Y at 9.55% EMI 42,225 Total payable 15,201,084

For EMI 1 lakh interest must be 26% or so 😂

Numbers are saying some other story.

1lac x 360 will be like 3.6 Crore

Generally, the Max Home Loan EMI will be Rs. 1000 / 1 Lac at standard interest rate. So approx EMI for the Home Loan of 50 Lac will be max 50K.

If we leave that part, and consider 20Lac income of both, then it's a wise decision.

Home is NOT AN INVESTMENT in this current market scenario

SINGLE home is just like clothes we use smile NOT FOR TRADE OR NOT FOR RENT - hence can't be called INVESTMENT, 

as we cant be naked without ONE cloth WE HAVE  lol unless we are real estate agent:)

so for normal USERS LIKE US HOUSE IS NOT INVESTMENT LOL

please understand this basic difference:)

Good decision.
Take Housing loan as much as possible and buy high end one and do not use it for self stay but rent out.

Few points to consider:

1)Inflation (price of house goes up every year at least 12%)
2)Salary increase every year (minimum 10% increase every year on average during the 30 year tenure)
3)The EMI will become Rental income after 8 to 10 years

N home for self is a necessity
....
