Do u want to make income by leasing it? If yes, beware of cost cutting measures by companies during recession. If recession hits then many branches and businesses will be shut down, this creates more supply of commercial properties later

Getting rid of tenants for whatever reason (not paying, problematic etc) is a difficult proposition.

Esp since the agreement tenor will be of 1 year with clauses enabling the owner to ask the tenant to vacate with a defined notice period.

Talk to any landlord and you will understand. Some tenants create a lot of problems and it's difficult to vacate them, esp if the rent is cheaper / lower than current market rates there n you want to increase the rent. Go the legal route and it will take decades to settle.. i would be surprised if this problem does not exist in your city.
....Best time to find a good deal...due to increased interest rates ( it will be increased again on 6 april )...many emi stressed properties are coming in market with good 5-8% haircut....go and search best deal for you...
