I am planning to take Home loan for flat (under construction) in Pune . 

Please suggest which bank has lowest ROI + processing fees, also any agent who can give best offer.

BOB i heard is the lowest fees, especially even lower if the applicant is women

All banks have similar roi .. check with multiple banks ..go for the one which gives lowest spread(margin).. RBI declared base rate + spread becomes interest rate

Nowadays every bank has same roi..go ahead with any psu bank

ROIs will be more of less same.

Go for PSU Banks, they take long time to process and ask more documents.

Do not get home loan from Home Loan Finance Companies (HDFC LTD, LIC Housing, PNB Housing). Go with proper banks only.

If you have time then start process with 3-4 different banks and see which is better. Visit banks directly around month end (20th onwards) and check , especially if they can waive of processing fees.

Any reason for not going with HDFC . one of the Dimer said HDFC is givign 8.45 % lowest . 
I am getting ROI in PNB - 8.5 , lowest so far

I too have booked a plot and will start the loan process soon. Some Suggestions will be helpful. Recently taken loans will give a better picture. HDFC is one of the largest and most preferred lenders though. There is a good chance it will offer the best deal.

I had HDFC LTD Housing loan. Being HFC (Housing Finance Company) and Not proper Bank under RBI , their changes to ROI, especially reductions are slow Vs banks.

Though this was 8 years back. Recently HDFC Ltd has merged with HDFC Bank ,so not sure how they are operating.

My other Loan was from LIC Housing , there also I faced same issue.

Hence my advice is to get loan from PSU Bank where though process is slow, it's more transparent and rate reductions are passed to customers faster.

Even NBFCs are quoting more than this. 

PSUs are terrible generally. I had a max gain home loan with SBI and the whole process sucks. Not sure about others. Unless you are getting a overall better deal never go with such banks.

Sent you the details. I wanted to add one more thing, with nationalized banks there is a lot of running around without an exception. They will have a home branch where you will have to perform branch manager's aarti several time. While paperwork, sanction and then to chase to reduce ROI as they will never respond over mail/call.


There are only 2 benefits with them as i have experienced with SBI:  


1. SBIs property verification is solid. They will make sure the title is clear before approving. They charge upwards of 5k for this and you can get it done via a lawyer yourself as well. PRO TIP: Get the latest EC verified at the sub registrar if you are hiring a lawyer. Tell him specifically to do this and show you the analysis. Otherwise he might just translate the docs given by the builder and give you a report. 


2. You get OD linked loans like max gain - SBI, Advantage - BOB and a few others. Pvt players dont have this facility. The interest goes up by approx. 0.5% in such variants though.
