take cheque book and go, you can negotiate 2-3% over the final rate decided by builder
however you will need to put up a show, take some elder along in the final meeting,
the elder should feel the price you are buying at is very expensive, you will need to stage a walkout after final discussion before signing cheque

Yes and builder is a newborn baby who does not know all this.
Even papaya, jamun sellers in our area call the bluff when some customers start walking away.
They do not call them back. Still many of them are able to get other customers who pay the price.
Obviously what you said about some percentage points negations is true.
But it all depends on case to case basis.
After committing one crore, one has to figure this out by oneself.
Others cannot really coach on such things.

Plus neither in your previous topic, nor here.. there is clarity on whether all the payment is in white (cheque/ banking channels) or sone is in black.
I mean obviously I am not asking you to leave footprints and evidences on-line.. if you are Engaging in cash component, tax evasion
but builders, lawyers, doctors, teachers/ educators usually draft contracts or have relations where they have the upper hand (as compared to the client, student, buyers).
Price negotiations can be stretched out, so it is a game of patience.
If someone in the builders offuce/organization has a soft corner, shoulder to lean on.. then can try to use them to get a better eate and/or get modifications done.. if building is not totally finished yet.
Floor tiles, wall tiles or a door of choice ir a different opening of the kitchen and so on.
If the project is being financed by some bank (they then display.. XYZ bank 'approved' project.. on their site) .. then the same bank can be approached for loan and/or the officers from the bank can be used.. to help negotiate.
For example, HDFC corporate division has disbursed 80 crores to the builder.
(Let us say) the Builder has 30% unsold inventory still.
Then the HDFC corporate team itself is interested to have the stock sold, as much as the builder is.
HDFC retail team then is eager to disburse 'home lian' for the buyers in that project.
(Just like Sachin tax-evader Tendulkar/ his wife did) Even if one applies for a lakh or two in loan.. the bank does all the checks and lawyer fees can be saved.. aa also the bank team 'might' have sone influence on the negotiations (i don't know, but worth trying).
That I have to spend 15 lakhs forbsister's marriage, child's MBA, XYZ's surgery type excuses (for being short on spending).
