Roof leaking. Need advice.

Hi. Our roof is leaking and water is coming in from above the kitchen. The house is less than 4 years old. Contractor has obviously done shoddy work and we knew it only after moving here. Now how do I fix this? Relaying the entire roof seems too costly.

What can be done? Do you think sheet metal roofing above the terrace is a good idea? What will be the cost? We are not in a financially good place now due to recurring hospital bills.

Sheet metal roof covering is the optimal solution even though it might cost a bit initially ( worth doing it even if you have to borrow money for the same ) , it takes care of the leak, also protects the paint, makes the house indoors cooler and the building will last longer with lesser maintenance issues.

All the other leak-proof solutions for concrete roofs in the market are temporary and at the most will lasts 7 years if you are lucky.

Metal roofing won’t fix things for you as it won’t be able to stop all the rain water..(heavy rain with wind comes slanting) plus you will loose all the sunlight coming in.

Best option is to use Dr Fixit + cement and lay tiles. (cheap tile-leftovers/sample can be procured easily). Expect expense of around 40 per SqFt(labour + materials ).

Contact Asian paints they have many solutions for roof waterproofing. They will send a person for the inspection of leak and he will suggest the best option with quotation, this service is free of cost. Another one is Dr Fixit waterproofing solutions.

Size of roof and is it leaking from many places or from particular area ? I can suggest you cheap solutions @ G-Gowda

Got a quote of 180rs per sqft today for that. Damn its costly.

You don’t recommend chipping and laying the roof again? It seems affordable and that’s what everyone is suggesting.

The issue is the same problem happens again in a few years with that method. I have seen this happen in my friend’s and uncle’s home. Its the most affordable fix but can’t be done until there’s plenty of sunlight and no rains for a few days.

Will do it tomorrow. According to people half the roof needs to be re-laid since the work is horrible and all the water is seeping in. Not even an inch of layer according to them. And whatever is there is filled with more soil than concrete that’s needed.

Roof size is 35*50.

Leaking above kitchen and utility area and wetness in connected bathroom next to it. A pool forms above the hall as well in the middle.

Also wetness noticed a little bit in corners in opposite side of the home rooms.

It seems that slope of roof is wrong. Are there some visible cracks or lines on roof?

In a couple of places, there are cracks showing. But not where the water is pooling.

What about patches filed with putty and cement then we will apply mixture of Birla white cement and dr fxit chemical

Met some home owners with the sheet roofing done and the only regret they had is that they had not done it earlier. The roof leak gets fixed and as a bonus the one floor house becomes very comfortable during the summer.

Solutions like repairing the concrete , Dr Fixit, white cement layer, tiling will cost more in labor and have to be redone again 5-7 years ( 5-7 years goes quick and you have to keep spending the same money again and again ). When it is time to re-do the work you might regret not doing the sheet roofing the first time. Also you can stretch the re-painting of the house to well more than after 10 years if you have the sheet roof on top.

Construction materials, labor are already up 30% in the last 1-2 years, so rebuilding a new house , buying a new house will be far from reality for many people. So better to spend a little more money now to preserve what you got now to last longer.

Also all that steel claddings on your roof will still be worth a lot in scarp metal if you plan to build a new floor on top in the future.

Thanks for the advise bro. Would probably get it done if I can find someone to do it for lesser cost.

Material cost 8 – 10 Rs per sq feet. No labour cost because did by myself and my roof size is small too.This material will also develop crack because we are mixing cement in it but you need small touch-up from next year onwards just to fill up new cracks.
