Asking for RENT amid Coronavirus Lockdown.

Hi, We have rented out one shop in Mumbai, the guy is running a cyber cafe. Amid coronavirus and imposed lockdown the shop is shut for a while now. The tenant pays rent on 10th of every month. Yesterday I called him regarding the same but he denies to pay the rent completely for the month of March coz of lockdown.
I asked him to pay it in installments in next 3 months with monthly rent, but is not agreeing. He wants the rent to be waived off completely untill the lockdown gets over.
Hows that possible? The shop is under his occupancy and all he can do is to REQUEST for relaxation but he says no business no rent.
The property is rented out by my parents, and the rent acts as a pension to them and I am just informed by them to take care of this matter. I myself have paid my rent, EMIs borrowing funds from friends and this guy is too mean and dishonest.
How to tackle this thing?

You can tell him that government has not asked to waive of rent you have got wrong info
I told him, but as he knows my parents who are very kind to him and gave him great flexibility with payments in past he is trying out his luck…as soucap rightly said he is just like a cunning fox trying to escape giving non sensical excuses
Try to make him understand to pay it pro-rata basis assuming lockdown started March 22th Waive off from say March 20th onwards till April 15th, if you can afford funds. Fighting with him makes no sense, you won’t be able to rent it out to another guy in these times. So try to squeeze out as much as you can through wise words. You paid the rent, your conscience is clear, tension free. Might be the case that his alibi is right but there are always people around who try to make the most cunningly out of government rules. So make use of your best tactics without disturbing the relations. Take help of your parents to talk emotionally with this renter.

Yes only thing you can do now is to request from your side and more from your parents side. Nobody knows when things will be normal. Govt has only asked people to be considerate . Not asked to not to pay rent etc.
Just tell him to give rent in installment or you will ask him to vacate once the lock down period is over.. At that time police cant do anything.. We can waive off rental for daily labor kind of people. But these people might have earned well.. Even he is not ready to pay in installment also.. Actually this is dual standards from policy makers.. Many people might have take loan to construct the building. But they should pay interest for 3 EMI’s in future if they skip the EMI payment. They should not ask for rent also. Then what should these people do?? Only bank money is money and these people sweat wont count???
Bro you didn’t take safety deposit from that guy?? Just deduct from that rent money and ask him too vacate premise… You are generous in giving him chance to pay off rent later… If he is a mean turd then you get mean too.
Every people have become fox these days, trying to find loopholes in Government announcements. These foxes should try to play such tactics with banks, which is merely impossible. Banks will give relief for few months, but won’t forget to charge interest and recover back with profit.

Take rent of 21 days within 2-3 days because his business was running till 21st March.
yup, reduced rent to some extent is a fair option,
i myself am stuck in a different yet similar situation and discussed my situation with my flat owner and they agreed to reduce the rent for the month.
Hope u have signed a rental agreement and must have taken security deposit. If he refuses to pay rent, don’t say anything now. But when the lockdown is lifted, u should give him a notice to vacate your property as per agreement clause and you should deduct any due rent from the security deposit
Lockdown started from 25th March. So there was no business issues till that time. Tell him that he cannot refuse to pay rent for entire March as there was business as usual for 24 days. If he does not accept, ask for rent by eMail and give notice for termination of lease on account of failure to pay rent. If the shop in in a busy business center, it definitely generates business and he would not get another ready space easily.
If you have security deposit with you, give him agreement termination notice and throw him out after lockdown gets over…..
Don’t do verbal communication
This is easy to say.
Since many business are down finding a new occupant is also tough where the owner might lose couple of months rent again.
