Hi! I have moved to Bangalore for my first job which is near whitefield. https://cdn1.desidime.com/assets/textile-editor/icon_smile.gif this is the first time I am gng to stay in that city so need some advices from local dimers.
Here r few of my queries,

1) first and foremost PG or flat? I can spend abt 12k-15k for good food and safe accom so which will be better?

2) Many of my friends were telling we need to pay 1 yr advance to owner. Is it the case in all the places? And I read somewhere abt restrictions for bachelors in some communities…Is it true?

3)And i have heard lots of stories abt bangalore traffic so is it better to take bus pass and travel in bus or buy a second hand bike?Or else r der any good place for renting bikes?

4) I am used to buy things from wholesale shops in hyd which give reasonable discounts on day-day items. Are there any similar places in b’lore or is it better to buy from online grocery?

5) Any suggestions for good buffets/restaurnts for cheap prices in groupon or any odr similar site?

It would be of great help if any can also mention some extra points abt security, food, local deals and evn things new comers in the city should avoid or watch out for. TIA https://cdn1.desidime.com/assets/textile-editor/icon_biggrin.gif

edit: I am looking forward to write CAT so if anyone knows any good coaching centres near whitefields or marathalli plz let me know.

yo cool mann.

I used to say the same about my city earlier. But not any more now. Check garbage disposal, Water problems, commuting, upscaling costs too. Otherwise it is a wonderful city full of opportunities.

Not only this city…. Most of the metropolitan cities are facing the same issues. Just see recent news about the huge traffic jam on Delhi-Gurugram (Gurgaon) expressway, Mumbai garbage fire incident and last year Chennai floods. Our population is growing at a alarming rate and it is going to become much more worse in the future.

Hi! I have moved to Bangalore for my first job which is near whitefield. smile this is the first time I am gng to stay in that city so need some advices from local dimers.

Here r few of my queries,

1) first and foremost PG or flat? I can spend abt 12k-15k for good food and safe accom so which will be better?

Try to get a flat and share it with a friend. I made the mistake of choosing a PG during initial days of my stay which was a very bad idea. Food served on most PG’s are pathetic. There are never ending issues. One problem peculiar to most PG’s are bed bugs.. A single sharing PG with decent amenities would cost you upwards of 15k and it is not worth the money. On the other hand, you can get a decent 1 BHK for 12-15k and share it with a friend. Don’t fall for the “fully furnished gimmick”. Get the barebone apartment and furnish it yourself. It’s much cheaper that way.

2) Many of my friends were telling we need to pay 1 yr advance to owner. Is it the case in all the places? And I read somewhere abt restrictions for bachelors in some communities…Is it true?

I have moved to a flat now. Most of the owners these days don’t ask for 1 yr advance. They will happily settle for 4-6 months advance or less. I paid 5 months rent as advance. There is a lot of supply of flats these days and demand isn’t very high so owners are willing to negotiate on rent/advance . If someone is still cocky about 12 months advance, move on, there are lot of better places out there. Hunting for house in Bangalore in itself is an experience. During initial days, i use to look for houses in Nobroker, Olx etc. I have noticed that owners have a tendency of inflating the rents on online listings. In most cases if someone has listed the house for 30k online, actual rent may be much less ( 25k or so). One of my friends who is staying in Bangalore for more than 20 years, shared his tip for hunting houses in Bangalore and his tip worked for me. All you need to do is to hire a motorcycle and ride around the area you are looking to rent. You can find lots of “to let” board on vacant apartment/flats. Just call the number on the advertisement and speak to the owner. I found a very nice cozy place after following the above method. Negotiated with the owner and got the place for a very reasonable rent( 50% less than online prices)

3)And i have heard lots of stories abt bangalore traffic so is it better to take bus pass and travel in bus or buy a second hand bike?Or else r der any good place for renting bikes?

Trust me, the traffic in Bangalore is unlike anything you have experienced before. My office is just 2.5 kms from home. There are days when it took me nearly 45 mins to cover those 2.5 kms. I would have covered the same distance in 25 mins by foot. So please try to get a home as close to office as possible. Good thing about Bangalore is that there are residential areas around most of the IT parks. You will find high end apartments and also middle class neighborhood with affordable rents in most places.

4) I am used to buy things from wholesale shops in hyd which give reasonable discounts on day-day items. Are there any similar places in b’lore or is it better to buy from online grocery?

I pick most of my stuff from Spar hypermarket in Bannerghatta road( close to my home). Most of the items are priced decently.

5) Any suggestions for good buffets/restaurnts for cheap prices in groupon or any odr similar site?

Bangalore is one Amazing place for foodies. There are never ending restaurants. Food prices in Bangalore is much cheaper than Delhi. You also have lots of good juice parlors in very nook and corner. Do try Sharjah shake served in Mallu bakeries/juice parlor. I love that drink.

It would be of great help if any can also mention some extra points abt security, food, local deals and evn things new comers in the city should avoid or watch out for.

Just follow the basic rules as you would do in any city and trust your instinct. Always start the conversation with locals with a friendly smile.. Although i don’t understand or speak a single word of Kannada, i have never been discriminated against. In fact, most people in Bangalore are very helpful if you treat them with respect. Almost everyone understands Hindi here.

How can the landlords charge even 4-5 months rent as security deposit?
There is no logic in that!
Forget about 12 months! https://cdn1.desidime.com/assets/textile-editor/icon_eek.gif

In North India it is usually 1 month and in high demand areas 2 months rent..

Also, Mr OP check out the minimum lock-in period for the property you are moving to. Prefer one with no lock-in period.
i.e. the period of stay after which you can claim your security deposit back! https://cdn2.desidime.com/assets/textile-editor/icon_rolleyes.gif

Where in hyd are you saying they will take 6 months deposit.. may be in madhapur/jubilee hills/banjara hills locations.. but in other places its only 2months deposit… i stayed in kukatpally/lingampally/miyapur where only 2 months rent is taken as advance.

11 month lock-in period is compulsory but we do have an option to leave by giving a 1 month notice to the owner (this is mentioned in the agreement docs as well)

this not returning the deposit thing happens if someone immediately vacates the flat without any notice period (this is what i have seen here in Pune, usually). This infact is the reason for mentioning the notice period in the agreement papers.
Although, the owner takes a week or two (maybe more) and deducts some amount from deposit if he’s not happy with the renter.

@srp321 I hear you, bro. But I personally know both renters as well as house owners who have paid/charged extra even when the house/flat was vacated just 3-4 months before the expiry of the lease.

First of all, do yourself a favour and try to get an accommodation in 2KM radius of your company. There is hell lot of traffic on every road and you will find yourself frustrated travelling everyday for long hours.

Secondly, as I have experienced myself, its always good to stay in gated society rathar than a PG. You have access to loads of amenities and good environment. Now the problem is, you will mostly find 2bhk+ in gated societies. The solution is to look for a flatmate who is already staying in a society and looking for flatmates. There are many groups on facebook which are very active and people looking for flatmates post there. One of them is https://www.facebook.com/groups/FlatsandFlatmat... You can find similar groups.

If you are going to be working at a company in ITPL, try to find a place within a 1 km radius so that it’s easily walkable. It might seem expensive at first, but the extra cost will fade in comparison to the time and money you’ll save from avoiding a commute by bike/car/bus. The main intersections before and after ITPL (Hope Farm – Shanthiniketan) suffer from huge traffic snarls during the peak hours.

That’s right. Tenants must stay for 1 year at least (mentioned in the agreement). That’s the condition. But in 12 years, we haven’t had a single tenant that left us early. They did leave the house in bad condition – for which we charge extra.

Most landlords are ruthless, money-hungry species who think tenants get free money… and so take huge cut from the deposit. Tenants are helpless in such cases. And local police won’t usually take your side. https://cdn3.desidime.com/assets/textile-editor/icon_twisted.gif

Painting charge (usually one month of rent) is deducted from security deposit. Plus, every 11 month, an increase in 5-10% of rent.

Few advantages of staying in Bangalore:

→ People. You will find all kinds of them. And everyone is familiar with English.
→ Food. From cheap idlies (under Rs. 20) to expensive biryanis (over Rs. 1000 – yes, it exists in Lalit Ashok), you will find everything here. Even authentic Japanese food. And English breakfasts. Lots of posh and lots of cheap places. And bars – so many bars!
→ Metro. It is not complete yet, but boy… is it FAST! Best way to commute. But it might take several (5?) years for Metro to reach Whitefield.
→ Events. Tonnes of them. Startup events, networking events, adventurous events.
→ Different lifestyle. I always believe Bangalore is self-centered. Unlike other cities, people never disturb you. We mind our own business.
→ Real estate. It’s still not too late. Bangalore is growing rapidly, with villas, and layouts. If you can buy one = you are set for life.
→ Entrepreneurs. Lots of innovation. There is a reason this city is called the Silicon Valley of India.

Disadvantages:

→ Traffic. It’s horrible. Rumor is that one can turn from a bachelor to a married man at the Silk Board signal. And if it is a rainy season, you can also play with your grandsons at the signal. Two wheeler is preferred.
→ Auto drivers. A quick search shows why folks hate Bangalorean auto drivers. Which is why it is important to learn Kannada.
→ Not many monuments. There is nothing to see here. Just lalbagh, cubbon park, and couple of forts(?). Whenever we have guest, I ask myself: “Is there any good sightseeing place?” Then few moments later I say: “Who goes out in such a traffic man…”
→ Expensive. Because you pay rent. It sucks the money out of your wallet. As long as you are a bachelor, it’s cool. But once you are married, responsibility kicks in. Saving gets less. And spending lavishly remains a dream. You simply get caught up in the circle of life.

@bookface Best of luck.
All the dimers have contributed to your query let me add some of mine.
If you need to find PG’s you may use Zelo app(Get a referral from somewhere which would give you 200 on signup {I have a Windows Phone https://cdn2.desidime.com/assets/textile-editor/icon_toungueout.gif} otherwise I would go around in a group of 3-4 and book an entire 2-BHK flat which is rent as PG. That way you and your things would feel safe but you may have to pay a bit more.
PG’s cost around 10-11k for single sharing, 7-8k for 2 sharing, 5-6k for 3 sharing and I have found this at most of the places in Bangalore.. you may check in your area
Food is not that bad as many point out (or maybe I was lucky enough to get a good PG). You get TV,WiFi,Washing Machine almost everything and if you do no have something talk to the owner he may help and mostly they help.
Initial advance is not much around 4-5k which can be further negotiated.
Definitely Live near to your office.. Traffic would be like 3-4 km at some places so better to go by foot or buy a bicycle. I have seen many people commuting by bicycle so nothing to be ashamed of.
Roads are pathetic, even my village has better roads.. Bangalore was the first place where I saw concrete roads having gigantic potholes… And even the water of Bangalore is bad, you would begin losing hair from the first week itself. There are places where the roads have been simply dug or the foot path is being constructed and roads have become narrower… There is no planning of any sort for design of the city(OK I am going out of context.)
What most of the bachelors here do is rent a flat after 3-4 months and then hire a cook at 5-6k per month.. So that way you pay less but still more compared to a PG but still it is one’s preference…
Bangalore is full of restaurants and check Zomato score before going to any place.. most of the ratings are precise is what I felt
Shopping, go D-Mart they have very good discount.

Lastly.. Go and explore bangalore. Forget about apps.
