Mumbai – Real Estate Market
Mumbai members what is the current scenario in the Mumbai Real Estate Market. Is it stagnant for outright purchase / sales.
The brokers are not giving the right advice. For some Areas / buildings and flats they quote extremely high rates. Even on the internet high rates are being quoted. Whats the realistic prices per sq feet for ANDHERI WEST TO BORIVALI WEST AREA
If the area is well developed and has all facilities like food shops / banks / stores like DMart Croma do they have value for that area for the residential flats on outright purchase…

but but but… i wanted the real information about mumbai since here though the prices are up, the brokers are not helpful in getting the right price while selling…. if i enquire about the purchase price they show high rates on all web portals. but when i ask about selling they say price being quoted is high ie from my side

They earn the price difference and on the % of sale price, they will always quote higher and this is common….
Ignore brokers and route the other way possible to get lower prices

See i am not recommending only on historical increase in prices, rather i have been tracking this market since 2008 when i was just 14-15 years old. Udaipur is best, because Investors have lot of money here, Mewadi(People live here) people have huge surplus lying either in bank accounts or black money. They have 5-10 plots, they are investing majorly in real estate only so this way they have created very high demand and they never sell their land/investment for losses because they have huge surpluses or emergency fund.Other Reasons:
Udaipur is tourist place.
Malls bhi ban rahi hi…..
Prices are cheap now compared to Mumbai.

Now come to prices,
See the area where we are living as of now, price for 1000 Sq feet was
Rs.11 lakhs in 2011
and now in 2016 it is Rs.32 lakhs
200 metre par Udaipur ki best mall hai (Celebration Mall) iss area mein, and in last 3-4 years developers from Mumbai and Delhi are heavily investing here, pehla udaipur mein Apartment(Flats) bilkul nahi tha, but 3-4 years mein developers from outside have made completed at least 10 projects only in this area(Bhuwana) and 5-6 more projects are ongoing as of now……Even other areas of Udaipur are damn good, you won’t believe but when i came to Udaipur the prices were Rs. 1 lakh for 1250 sq feet in Hiran Magri where i lived earlier and as of now prices are Rs.70 lakhs for the same land, boom boom boom…..
The trend is still in the same direction, 5-7 years tak to yahi chalega in Udaipur…..
Price appreciation would be very high in Udaipur as compared to any other city because this city has just started developing and i think IT CITY bhi ban jayegi Rajasthan mein (either Jaipur or Udaipur), Udaipur mein IIM bhi aa gaya hai 4-6 years back…….Soch lena bhai, phir matt bolna, loot deal kisi ne nahi batayi
Udaipur ka weather bhi best hai, issi liye Udaipur is also known as Kashmir of Rajasthan and Venice of the East…
Udaipur is famous for tourist places, furniture and marble…..
Last thing, Udaipur ke log bada hi down to earth and humble log hain, Koi bhi kam karana ho, ho jata ha easily……Some more facts::

I only said for investment if you have ton of surplus lying, i know about Delhi, Gurgaon, Rajasthan , Pune and Mumbai, still i would rank Udaipur at No.1.

Recently one of my neighbor bought 10,000 sq feet @ Rs.100 for Hotel…..
Investment jitni diverse ho utni better hai, ek hi city mein invest karna, bahut risky hai

100 rs sq feet UIT udaipur allot kar rahi h kya ? hume bhi deilva do ek plot commercially

the reality is totally different at the ground level now in MUMBAI….too less buyers… over priced resale flats… new constructions lot of issues
brokers dont quote proper prices…
