GPA based REAL ESTATE in delhi ncr

Any one from delhi who have information about gpa based property in delhi is it ok to buy property on GPA and then get it registered via DDA 

or should I execute a sale deed with the owner and then register it via DDA 

any additional information would be highly appreciated
