I have tried asking my relatives before posting here, But they are useless.
For a month and I am thinking of purchasing/building a house for my small family and trying to keep it low and on a small budget without compromising the location much.
Currently on rent near Bareilly and here it is very costly to purchase one in gov colonies like Awas Vikas. The land itself costs 30L(for 40m).
But in some small areas, one can get good options but as I don't have any location problems I can switch anywhere in east/west UP/NCR or Uttarakhand.
Posting here to get some help from you, if any of you purchased personally or living in any such areas where I can purchase land.
I also looked for a DDA scheme running in Narela, Delhi. But heard negative reviews for those flats.
Is it possible to get land around 60m in 10L and build a double story in another 10L?

Construction cost is not same in all places due to differences in labour cost
But overall you can say the cost is around 1500 per sq ft
So if that construction is of 1000 sq feet its roughly 15L
Now if its double storey then us hisab se dekh lo
But delhi me it can goes upto 2500
So waha construction ka hi around 25L lag jayega
So any small area within the locations is fine.
Idhar 10-13L mein ban jata hai basic 2 story.
@Chiggy_Wiggy_Buoy if the location is not an issue then you can buy land in Rajgir Bihar which will cost you 6l for 1000 Sq feet. nearly 12l if you want bigger land. and then spend another 10-15l for construction. I have brought land recently, saving money for building a house someday.
if location is not an issue, why not build a house in villages that are close to cities? or maybe 8-10 km away from cities. Humare yaha 5-6L me 1acre farming land mil jaata hai, banao mast 1 acre me apna ghar

People living in metro cities and big towns are crying in the corner where G+1 in 125 yards costs more than 1 cr with traffic and pollution as amenities
Bro.. I’ll suggest to take land where your extended family, relatives or knowns live. Don’t go to any random location.
But my relatives are no relatives to be true.
Its not recommended to move like this. You yourself or by judgement needs to decide location, town, city and then once done loot for possible areas within the city that you have a decided.
If you are thinking like this, you are trying to find a needle in haystack. My 2 cents.
PS: Pune main 15-20L for 1000 Sq Feet in my area.
In Delhi you can get builder flat 2 BHK in 50 Gaj in around 22 lakh in area like uttam nagar. In Burari you can get same for around starting from 16lakh.
If you want to move to Bihar there are many small town cities where you can get agricultural land near to city at very cheap price like 1katha in 2-5 lakh and rest you can use to construct your house.
I am planning to construct another house in my town. Although I already have a house in the same premium area, which spans over 5000 sq. ft, we need to relocate to a new area as my siblings and I are growing and considering the future. The new house will have an estimated area of 3000-3500 sq. ft, and the land rates in the area range from 2500/sq.ft to 3000/sq.ft, which would amount to a minimum of 75-90 lakh rupees for the land alone. Additionally, construction costs are estimated to be around 50-60 lakh rupees.
Now, Seeing everyone's comments I have realised My Town has very High Rates.

Bro rate in cities are high depending on demand and availability. If you go in outer area of city ends you will get cheaper rate. My ancestral home is in Village which is 7km apart from city which is a 3rdTier city and in 2007 my family purchased a plot in city of 2200 sq feet at 5.5lakh now the rate of same is 1.5CR and to just construct 1+2 floors atleast 75Lakh is estimated. And the estimate is just for labour and raw materials.
Its not possible u atleast need 35 lakh or more depending upon location
Build 2 stories, hadd kanjoosi karne ke baad (mean not in material but fancy items) it crossed 44 lakhs

after seeing some comments.. just my thought, so many good places in Telangana are affordable... but prices are going up every year..
I saw Narela G7 flats at 22,80000.
Sand nahin milti hai man mutaabiq aur rajmistri log commission ke chakkar mein kisi se bhi mangaane ko force karte hein. Ghar banana is a big headache..
