if you have salary account or upgraded saving account with banks like HDFC, 50 % on loan processing fee and some other fee's will be waived off which is a significant amount if your loan amount is big.
Enquire among several banks to get to know which are all Providing loan at less rate of interest.
Since it is for 1st floor, most probably Banks will offer you a 'Home improvement Loan' and not a 'Home Construction Loan' as per my knowledge. among these two Improvement Loan will have slightly higher rate of internet and the loan money will be released to you in one go. in case of Construction loan, money will be released in installments depending on the stages of construction. like they will release you some money, you will have to complete some amount of work specified by them. Most likely the amount released by them will not be enough to complete to the specified stage because of so many dependencies in construction.(as per my knowledge, if you are solely dependent on Constructoan

No need to have savings account

But since home loans are secured loans, banks need to have some kind of security, which is generally the property purchased by us.
